Home Inspections

STRUCTURE / FOUNDATION INSPECTION
Is the house foundation solid? Are the sides straight? Are the window and door frames square? This part of the inspection is particularly important when you’re considering buying an older home.

ROOF INSPECTIONS
The Home Inspector is looking for defects in shingles, flashing, and fascia, all of which can cause Leaks; loose gutters; and defects in chimneys and skylights.

EXTERIOR INSPECTIONS
The home inspector will look for siding cracks, rot, or decay; cracking or flaking masonry; cracks in stucco; dents or bowing in vinyl; blistering or flaking paint; and adequate clearing between siding and earth, which should be a minimum of 6 inches to avoid damage from moisture (although dirt can be in contact with the cement foundation).

WINDOW, DOORS, & TRIM INSPECTIONS
If you want to keep heat in, cold out, and energy bills low, windows and doors must be in good working condition. The inspector will see if frames are secure and without rot, caulking is solid and secure, and glass is undamaged.

INTERIOR ROOM INSPECTIONS
Home Inspectors are concerned about stained ceilings that could point to water problems; adequate insulation; and insufficient AC vents that could make a room cool uneven.

KITCHEN INSPECTIONS
Home Inspectors make sure range hood fans vent to the outside; ground fault circuit interrupter (GFCI) protection exists for electrical outlets within 6 feet of the sink; no leaks occur under the sink, and cabinet doors and drawers operate properly.

BATHROOM INSPECTIONS
Home Inspectors want to see toilets flushing and are secured, drains draining, showers spraying, and tubs securely fastened.

PLUMBING INSPECTIONS
Home Inspectors are evaluating pipes, drains, water heaters, faucets, and water pressure and temperature.

ELECTRICAL INSPECTIONS
Our Home Inspector will check if the visible wiring and electrical panels are in good shape, light switches work correctly, and there are enough outlets in each room.

TERMITE INSPECTIONS
Protect your biggest investment by having your home inspected for termites. Termite inspectors can provide potential home buyers with reports. These reports outline both any existing damage or infestations and areas that are liable to incur future infestations

INSULATION INSPECTION
Insulation plays an integral part of your homes overall health, and when installed properly can help save money on your utility bills. An under-insulated home loses up to 40% of its conditioned air through the attic, costing you money.

APPLIANCE INSPECTIONS
APROtected Home Inspector will inspect all appliances that are a permanent part of the home. When evaluating appliances, certified home inspectors should always operate them to make sure they work. We’ll take a look at three common items that are covered in any good home inspection: garbage disposals, dishwashers, and cooking surfaces.

A/C INSPECTIONS
Annual inspections can be the difference between a system that runs problem-free all summer long and a costly repair bill along with great discomfort from a neglected necessity.

SEPTIC TANK INSPECTIONS
If you are buying a home with a septic tank, you should consider having it inspected. To properly inspect the septic tank and system in Florida, we will need to dig holes to access the underground parts of the system. This will include inspecting the tank, as well as the leach field.

POOL / SPA INSPECTION
A home inspection with a swimming pool is absolutely necessary before closing the deal on a house, you cannot gauge the overall health of a swimming pool simply by looking at it.
APROtected Home Inspectors
How Can We Guarantee a Home Inspection?
That’s easy – We’re more thorough. We take our time. We’re not trying to rush through your home inspection to get to the next one. That often means we find defects the other guys don’t. And that can mean the seller, not you, will pay for the repairs. And because we’re more thorough, our fees tend to be a bit higher. So you can pay a higher fee and get a more thorough inspection, or you can save some money by hiring the cheap home inspector, and maybe spend thousands more to fix the things the cheap inspector missed. “We feel so strongly that you’ll be satisfied with our inspection service and our inspection report.” This inspection is an important step in your life and we understand that we want to make sure you have an enjoyable inspection experience.
This Guarantee is one more way to demonstrate to you our desire and commitment to meet and exceed your expectations.
Our Certified Home Inspectors will spend 2 to 2 ½ hours thoroughly evaluating all aspects of the property you are purchasing. From the roof to the foundation and all areas between…
We want you to come along with us during the course of your inspection. Okay. If you’re a seasoned home buyer it may not be as important that you’re there the entire time.
However, If you’re new to the home buyers process, we recommend you attend the home inspection from the start to finish as we’ll not only inspect the house you’re buying, but we’ll share with you what needs to be maintained and why. You’ll get a real education about your new home.
MAKE A WISE INVESTMENT FOR YOUR FUTURE
The decision to sell or purchase a home is an important decision, and how better to proceed than with accurate and reliable information about the property in question.
